How does Nesterly work?
The Nesterly platform connects households, Hosts, who have spare space with people who are seeking a place to stay for longer than one month, Guests. In a twist that’s unique to Nesterly, Guests can also exchange help around the house for lower rent. Nesterly helps to make intergenerational homesharing safe and easy by providing screening, a customizable homesharing agreement, and on-going support.
How do I find the right homesharing arrangement?
Once Guests create a profile, they can search our list of verified Hosts by location, date, and price to find the right homeshare. They then use our secure messaging system to reach out to their selected Hosts. It is at this point that Nesterly requires at least 2 references from the Guest. If both Host and Guest decide to move forward, they will design and confirm the booking terms, complete a Homesharing Agreement, and set up automated payments, all through the Nesterly platform.
Is Nesterly a safe place to find a housemate?
Trust and safety are paramount to us at Nesterly. To help ensure our community is secure, everyone goes through our multi-step screening process, which includes a background check, a complete application, and at least two references. We contracted with industry leader Checkr, Inc to obtain a background report for US citizens who sign up to join our community and wish to confirm a homeshare on Nesterly. The report includes a National Criminal Search, a Sex Offender Registry and Global Watchlist Search, as well as an address history search and social security check. What information do you need from me to sign up and become an active member of the Nesterly community?
We require your: name, date of birth, contact info, recent photo, names and contact information of at least two references, bank account info (to send or receive payments), and photos of your home (Hosts only).
Where is Nesterly operating?
Nesterly is currently operating in the Boston metropolitan area in partnership with the City of Boston and in Greater Columbus with the Central Ohio Area Agency on Aging. How do I know if I am eligible?
What does it cost to use Nesterly?
It’s free to create a profile and search our secure community. Nesterly’s one-time matching fee ranges from $95-195 depending on the length of stay and is charged at the time a homeshare is confirmed. Nesterly charges only 2.5% of monthly rent for ongoing use of the Nesterly platform, including our secure payment system and ongoing service team.
Is there a minimum length of stay?
Nesterly is not a platform for short-term accommodations. All bookings must be for a minimum of 30 consecutive days. Nesterly is designed to be flexible to meet the needs of each individual homesharing arrangement and can range from one month to up to a year or more.
What if I want to extend my homeshare?
If you would like to extend your homeshare simply confirm the new move-out date with your housemate and send us a note to email@example.com. We will happily update your booking and continue to provide our ongoing services throughout the duration of the homeshare. For homeshare extensions over 30 days there is a reasonable extension fee to stay on our secure and supportive platform.
What if things aren’t working out with my housemate?
Nesterly encourages all Hosts and Guests to connect over the phone or in person before confirming a homeshare. Nesterly facilitates the creation of a detailed Homesharing Agreement to help ensure upfront communication and expectation setting. If housemates need to alter or shorten the original Homesharing Agreement, Nesterly can help facilitate. Nesterly is available to help housemates work through issues or concerns throughout the duration of the homeshare.
What happens if I have to cancel a homeshare after it is booked?
If a Guest books a homeshare and decides to cancel the booking 30 days or more before the move-in date,
their rent payment will be refunded. However, Guests will forfeit their booking fee and associated service fees.
For any cancellations less than 30 days before the move-in date, 30 days of rent is paid to the Host and the booking fee and associated service fees are forfeited.
If the Host books a homeshare and decides to cancel the booking less than 30 days before the move-in date, a $100 penalty will be deducted from their next payout. The Guest will be fully refunded including the booking fee and service fee.
Guests have 24-hours after their move-in date to cancel for listings being materially misrepresented. Cancellations will be reviewed internally and if there is sufficient evidence of misrepresentation, the Guest will be refunded their first month's rent.
Is homesharing legal?
Yes, homesharing with one Guest for a period of more than 30 days is legal in most circumstances. In many cities and towns, you can even Host up to 3 Guests at a time with no issue. We’ve created a Homesharing Resources page to provide an overview of potential rules and regulations that may impact your homeshare.
Do I need to live in the home I list on Nesterly?
Yes. Hosts on the Nesterly Platform can only rent out a room or spare space in or on the property of their primary residence. Nesterly is a platform for homesharing, not home renting.
Can I list more than one room?
Yes. Once you create your first room listing you will have the option to add additional rooms via a link on your Hosting Dashboard. Some municipalities require permits and collect occupancy taxes once a resident is renting out more than three rooms though, so be sure to check your local policies and regulations.
How do I price the room?
Hosts choose how to price their rooms. That said, one of Nesterly’s key goals is to expand the supply of affordable housing so we strongly encourage Hosts to price their rooms as affordably as possible. Currently, most Hosts on the platform are charging $700 or less per month in the Boston-Cambridge area, utilities included and $500 or less per month in Greater Columbus.
How do I price the task exchange?
As part of the Nesterly signup process, both Hosts and Guests are asked to indicate whether they would like to incorporate task exchange into their homeshare. Incorporating tasks is an optional Nesterly feature that can be tailored to meet the needs of each homeshare. We typically see a $150 reduction in rent per month for approximately 2-3 hours of help per week (8-10 hours per month).
How do automated payments work?
Nesterly processes monthly rent payments quickly and easily through our automated payment system. Charges occur instantaneously, and generally take 5-7 business days to be deposited into the Host’s account. For new accounts it may take up to 10 business days. All payments are processed through the safest and most secure environment possible by industry leader, Stripe. Stripe is audited by a PCI-certified auditor and is certified to the most stringent level of security available in the payments industry.
